OVERVIEW

We wish to sell this property to a buyer who will live on it as a primary residence and continue to manage it with methods consistent with sustainable forestry practices and organic farming.  This property is an exceptional 50-acre wooded lot with a small home, a large multi-use finished pole barn with a large shop and preparation kitchen, outside gardens, and a large greenhouse.   The property is densely forested and located on the eastern coast of Maine. It is NOT a summer vacation property.  It is a small working farmstead.   Organic gardening is employed.  The home, barn/shop and greenhouse are all heated (outdoor boiler) with firewood from the woodlot.  The objectives of the owners have been to sustainably manage and enrich the woods for yearly firewood, to extend the housing space, develop outside vegetable gardens, to build and operate a large heated greenhouse, and to create the large all-purpose shop.

CLIMATE AND LOCATION

The parcel of land is located in the township of Dennyville, Maine within two miles of Denny’s Bay, which is connected to the Gulf of Maine via Cobscook Bay.  The local climate is significantly influenced by the Gulf of Maine’s water temperature.  It is more temperate than the climate in the interior and northern portions of Maine.  Daily high temperatures during the summer range primarily in the 70’s and 80’s.  Snow accumulation usually begins in early January, and typically ends in late March.  Normally, the ground begins to freeze in late December and may freeze as deeply as three to four feet until mid-March.  Snow removal of the county road to the property is done by the community snowplows.

This property is located within twenty miles of three towns with populations of approximately 1000-3000 people.  Hospitals, medical, and dental services are in two of the three communities.   Access to Canada is possible at Calais, one of the three nearby communities.  The property is located close to coastal activity including recreation, camping, hiking, and inland fishing.  Fresh seafood is available from local suppliers.

LAND HISTORY

When originally purchased ten years ago, the wood lot had not been managed and no trees had been cut during the previous sixty years– a rarity for woodlots in Maine.  The woods is approximately half softwood and half hardwood and was in need of sustainably managed cutting.   The owners employed the help of a certified forester to guide their selective cutting of timber to bring about better tree growth. After careful evaluation, the forester estimated that fifteen to twenty cords of hardwood and softwood could be cut sustainably for firewood and timber.

OWNER OBJECTIVES

This woodlot was completely covered with forest when originally purchased except for a small hunter’s cabin.    It was originally purchased to be a source of firewood.  However, it soon became a place to develop gardens, greenhouse, and shop.

HEATING WITH RENEWABLES

Wood harvesting commences in January and February when the ground is frozen and snow permits dragging logs into the staging area.This parcel of land is rectangular and is bordered on one end with 750 feet of asphalt road.  The lot is approximately 3000 feet deep.  It is bordered on the remaining sides by similar woodland. 

The primary heating of all building including the large greenhouse is accomplished by using firewood harvested from the lot.   An efficient outdoor wood “boiler” supplies heat via underground piping to the cottage, the shop, and the greenhouse.  Each winter, a diesel tractor with a logging winch is used to bring tree-length logs from the woods into the processing site for splitting and drying in a covered woodshed.

LIVESTOCK

At this point, livestock is limited to chickens with a coop and sizable run.  No facilities currently exist to house other livestock as buildings would need to be constructed and land cleared for their outside run.

INFRASTRUCTURE SPECIFICS

COTTAGE

The heavily insulated 800 square foot cottage rests upon a full finished and heated basement with a full-size Murphy Bed, laundry facilities, and a separate root cellar.  The first floor is composed of a bathroom, open kitchen/dining area, and a separate multi-purpose bedroom/living room with a full-size Murphy Bed.  An enclosed porch with a wood stove serves as the primary entrance on the north side of the cottage. The cottage is connected to a carefully maintained septic system.

A small sunroom/porch adjoins the south side of the multi-purpose bedroom/living room.  The kitchen area contains a preparation island, a recent electric refrigerator, and a propane range.  Both cable TV and high-speed internet are available. WIFI serves the cottage, boiler, barn, and greenhouse.

GREENHOUSE

All raised beds are equipped with ceiling suspensions for training the vines of tomato and cucumber plants.  A 6 by 10-foot seedling nursery is supplied with constant heat from the heating air supplier.

The 1100 square foot greenhouse was manufactured by the Rimol Company.  It has a double layer of polyethylene film with a fan that pushes air and separates the poly layers for winter insulation.    Nineteen 12 inch deep raised beds rest upon a gravel floor.  The eight-inch-deep gravel floor contains air circulation tubes.  During cold weather, a central tower that contains a fan draws the warmest air from the ceiling of the greenhouse and spreads the heated air through the eight-inch-deep gravel floor.  Thus, the gravel floor serves as a “heat sink” that radiates up into the greenhouse air at night during the fall, winter, and spring seasons. A thermostat controls the air handler in the greenhouse that supplies heat from the outside wood boiler when necessary.  In the summer, a thermostat controls an exhaust fan when necessary.

OUTSIDE GARDENS

All greenhouse and exterior gardens are supplied with drip irrigation.  They are yearly  enriched with organic composting accomplished on site from green matter, hay, straw, and manure from a local organic dairy farm.

BARN/SHOP

The large steel covered pole barn houses a heated shop with wood working equipment and a shop kitchen for annual food preservation.  Ceilings are 12 feet high with skylights.  A separate  warm room  is located in the shop area for keeping supplied above freezing.

STORAGE SPACE

Four covered shelters contain space for gardening tools, bee-keeping supplies, chicken feed and chicken meat processing apparatus.   The pole barn has a large unheated attic.

TRACTOR AND EQUIPMENT

A backpack chainsaw rotates to cut both vertically and horizontally.

A John Deere 41 horsepower diesel tractor, front-loader, logging winch, and backhoe.

WELL

A remarkably productive well (20 gallons per minute) supplies the property.  A small well pumphouse protects the well-head and is equipped with a manual well pump for emergency use.
